We’re getting ready to list our home but keep seeing that some houses in Grand Junction sell in a weekend while others sit for months. What actually makes the difference between a fast sale and one that struggles to find a buyer?

Dear Jan & Lisa,
That’s one of the best questions any seller can ask—because the answer usually determines how smooth (or stressful) your sale will be. There’s  a clear pattern between homes that move quickly and those that linger. Let’s walk through the biggest factors that separate the two—and what you can do right now to hopefully land in the “sold fast” group.


1. The Right Price Is Everything

The number-one reason homes sit on the market is simple: they’re priced too high. It’s natural for sellers to want top dollar, but buyers today are incredibly price-aware and savvy. They have instant access to comparable sales, market trends, and neighborhood data. If your price doesn’t align with reality, they’ll scroll right past your listing.

When a home is priced correctly from the start, it attracts more attention, showings, and serious offers. Overpricing or what I like to call "aspirational pricing", on the other hand, can cause your listing to stagnate—and once it lingers, buyers start wondering, “What’s wrong with it?” That’s when price reductions become inevitable.

Here’s my advice: work closely with your local Realtor to study recent sales and active competition. In Mesa County’s current market, accuracy beats ambition every time.  Getting ahead of the curve can be pivotal to selling in todays environment. 


2. Presentation Still Sells

Price brings buyers through the door—but presentation makes them fall in love. The homes that sell fast look clean, bright, and well-cared-for, both in person and online. Curb appeal matters just as much as interior condition; buyers often form an opinion before they even step inside.

Simple updates—fresh paint, trimmed landscaping, decluttered spaces, and professional photos—can dramatically change how your home feels. Remember, buyers decide in seconds whether a home “feels right.” Those seconds matter.


3. Marketing, Condition, and Flexibility

Beyond price and presentation, three factors separate good listings from great ones: marketing, condition, and flexibility.

  • Marketing: Quality photos, virtual tours, drone photos, and strong online visibility are essential. Your home needs to shine where buyers are looking—on their phones.
  • Condition: Homes that are move-in ready nearly always sell faster than those that need obvious repairs.
  • Flexibility: In today’s balanced market, being open to concessions, repairs, or closing-date flexibility can make your home stand out.

4. Keep Perspective

If your home is priced right, shows well, and still takes a little time, don’t panic. The market is shifting back toward balance, where 60–90 days on market is becoming normal again. Right now the average days on market is 86!  Use showing feedback to fine-tune your approach instead of rushing to slash your price.


Bottom Line:
Homes that sell fast are priced right, look their best, and are backed by a strong, strategic marketing plan. If you focus on those fundamentals now, you’ll give buyers every reason to say “yes” quickly.
