BUYING NEW CONSTRUCTION VS RESALE HOMES... WHAT IS BETTER?

We’re getting started house-hunting and can’t seem to agree on one big decision. I’m drawn to the idea of buying a new construction home, but my husband insists they’re more expensive than resale homes and says, “They just don’t build them like they used to.” Can you help settle this debate?

Dear Ashley & Marcus,
You’re not the only ones having this conversation. Many buyers weigh the pros and cons of new builds versus existing homes. And while there are good reasons to consider both, a lot of what people think they know about new construction is based on outdated or incomplete information.
Here are some of the most common myths about newly built homes that I come across—and some facts that might change the way you look at them.
Myth #1: “They cost way more than existing homes.”
It’s true that the sticker price of a new build can sometimes be higher than a resale home. However, the bigger picture tells a different story. New construction often comes with built-in value: modern layouts, the latest energy-efficient systems, and updated safety standards. Those features could cost thousands of dollars to add or update in an older home. Plus, with brand-new appliances, roofing, plumbing, and HVAC systems, you’re far less likely to face surprise repair bills in the first several years—which can help offset the upfront price difference.
Myth #2: “They don’t build them like they used to.”
This one is actually true—but in a good way. New homes are built under today’s stricter building codes, which means better insulation, safer electrical work, improved plumbing systems, and more durable materials. Construction techniques have evolved to prioritize energy efficiency, safety, and longevity. So while craftsmanship may look different from what was done 50 years ago, you’re often getting a higher-performing home that will save you money on utilities and upkeep.
Myth #3: “All new construction looks the same.”
It’s a common misconception that every new build is a cookie-cutter design. While some neighborhoods have similar styles for consistency, many builders offer a wide range of exterior elevations, floor plans, and interior customization options. From flooring and cabinetry to paint colors and fixtures, there are opportunities to put your own personality into the home before you even move in. That "looks the same" feel may be more a reflection of immature landscaping rather than older, more mature trees and lawns......but this comes with time.
Myth #4: “It takes forever to move in.”
If you’re building from the ground up, yes—it can take several months. But that’s not your only option. Many builders keep a selection of “move-in ready” or “quick delivery” homes on hand. These are already completed (or nearly complete) and can be ready for occupancy in a much shorter timeframe—sometimes in just a few weeks.
The bottom line:
New construction isn’t automatically more expensive or less durable than older homes. In fact, for many buyers, it offers a combination of value, efficiency, and peace of mind that’s hard to beat. My advice? Keep your options open. Look at both new builds and resale homes so you can make a side-by-side comparison based on facts, not myths and then ultimately make the choice that is best for your family and budget!
